Old home, modern comfort

Respect the character, update everything behind it

North London is full of beautiful period homes, and they are a joy to live in when they are looked after properly. The challenge is that many were built for a very different way of life. Renovating one well means respecting the features worth keeping, the cornicing, sash windows, fireplaces and proportions, while quietly bringing the parts you do not see up to modern standards.

What we work on

Which period homes do you work on?

We regularly renovate the older homes that are so common across North London. That includes Victorian terraces and villas, Edwardian houses with their generous rooms and bay windows, and the classic 1930s semis found throughout Edgware, Enfield and Barnet. Each era has its own quirks, from solid walls and lath-and-plaster ceilings to original layouts that no longer suit modern family life. We understand these homes and work with them, not against them.

Our approach

How do you modernise without losing the character?

The skill in period work is knowing what to keep and what to change. We preserve and restore the features that give a home its character, then modernise everything behind the scenes, rewiring, replumbing, replastering, improving insulation and updating heating. Where a layout no longer works, we can open up living space carefully and sympathetically. The result is a home that still feels like itself, but is warmer, brighter and far easier to live in.

Older homes

What issues are common in older homes?

Older homes often hide a few surprises, and we would rather find them early than halfway through. Common issues include tired or unsafe wiring, outdated plumbing, damp, cold single-brick or solid walls, cracked plaster and settlement over the years. None of these need to be a worry with the right team. When we visit, we assess the property honestly, explain what we find, and set out clearly what needs doing and what does not.

Cost

What does a period renovation cost?

Every period home is different, so costs vary with the property and the work involved. As a rough guide only, a whole-house renovation typically works out at around £1,500 to £2,500 per square metre. These are planning guides, not fixed quotes. Because older homes can hold surprises, we always visit in person, assess carefully and give you a clear, free estimate. See our renovation cost guide for more.

Period renovation questions

Good to know.

Can you modernise my home without ruining its original features?

Yes, and that balance is at the heart of good period work. We take care to protect and restore the features worth keeping, such as cornicing, fireplaces, sash windows and original doors, while modernising the wiring, plumbing, plaster and heating behind them. The aim is always a home that keeps its character and charm but feels comfortable and up to date to live in.

Do you work on Victorian, Edwardian and 1930s homes?

Yes. These are among the most common homes across North London, Enfield and Barnet, and we renovate them regularly. Each era has its own construction methods and quirks, and we understand how to work with them. Whether you have a Victorian terrace, an Edwardian villa or a 1930s semi, we will approach it with the care an older home deserves.

What if you find hidden problems once work starts?

Older homes occasionally reveal surprises once we open things up, such as old wiring or damp. We keep this to a minimum by assessing the property carefully before we begin, and if something does come to light we stop, explain it clearly, and agree the way forward with you before doing any extra work. You will never receive an unexpected bill with no explanation.

Will renovating an older home improve its energy efficiency?

It usually can. As part of a renovation we can improve insulation, update heating and address draughts, which makes an older home noticeably warmer and cheaper to run. We will advise on sensible improvements that suit the property and your budget, always in a way that respects the building rather than working against how it was built.

Do I need permissions for period property work?

It depends on the property and the work. Internal modernisation often does not need planning permission, but listed buildings and homes in conservation areas can have extra requirements. When we visit, we will flag anything that may need permission or building control sign-off, so you go into the project with a clear picture and no unwelcome surprises later on.
